Title Property to be renovated
Category Old house
Description This property is an old water mill and represents a great opportunity to have a fantastic renovation project. As well as the water mill there are a collection of outbuildings. There is just under 2 acres of land to the rear of the property. The outbuildings include a mill house, detached garage, small stone house, a large outbuilding and hanger barn. The property is situated in a small village in the middle of the Mayenne countryside.

This collection of buildings is in a very quiet village, with the majority of the land overlooking the countryside with lovely views.  There is a large market town within a very short drive and this town has all amenities.  Also the village has the benefit of being close to a choice of ferry ports, with Dinard and Rennes airports one hours’ drive away.

Old Mill

Ground floor room

3.75m x 7.94m The first building is an old mill.  This mill is constructed of stone with a slate roof which is in good condition. Most of its doors and windows are replacement UPVC.  It has two ground floor rooms, the first room having a concrete floor, entrance door, stone walls and a small window.

Ground floor room

4.00m x 7.80m The second ground floor room in the old mill also has a concrete floor with a door to the side and it also contains the old mill workings.

First floor room

8.00m x 9.80m On the first floor of the old mill is one large room.  This room is accessed via a ladder and is a large space with wooden flooring, windows to the front, side and rear aspects plus an entrance door onto the land.

Attached to this building is the mill house, which is constructed of stone with a rendered front aspect and a slate roof. There is a balcony which runs along the front of the mill house and which adjoins the old mill.

Mill House

Ground floor room

3.50m x 2.90m The second building which is attached to the old Mill is the Mill House.  This building has replacement UPVC windows and doors.  It has two ground floor rooms, the first room containing concrete floor, a door to the front aspect and a window to the rear aspect.  The second ground floor room (2.9m x 2m) has tiled flooring, a window to the front aspect and a fireplace.

Loft space

The Mill House has a large loft space which is the same size as the two ground floor rooms.

7.60m x 4.00m With a large section of land in between, the next building is a detached garage.  The garage has a sliding front door and also a single door to the rear and two windows along one side.

4.40m x 17.20m  With a large piece of land in between the next building, which is set slightly more to the rear of the plot, is a large outbuilding.  The main section of this building has an earth floor and a loft space.  Attached at right angles to this outbuilding is an open hanger (11.6m x 11.8m), again with an earth floor.

Small House

Ground floor room

5.00m x 6.80m  The last building on the plot is a small stone house, which has already had some renovation works completed, but still needs interior work.  The ground floor room has a concrete floor, a window and door to the front aspect, a boarded up fireplace, wood ceiling and wooden double glazed windows.  To the rear of the ground floor is another small room which was intended to be a bathroom.  This room has a window to the rear and electric and water pipes installed but not connected.

First floor room

On the first floor is one large space, accessed by a ladder.  With wooden flooring and a door to a balcony.

The whole plot measures just under two acres and is mainly grass with various parking areas.  Along two boundaries there is a small stream and along the rear boundary you have lovely views of the countryside.   The front boundary of the plot runs along the village road and this is where the majority of the buildings can be found.

This is a complete renovation project, with three stone buildings, including an old mill, a garage and outbuildings.  In a very quiet village with just under two acres of land, this property is being sold at a bargain price.
