This beautiful home is entered from the front and directly into the large, bright entrance hall. It has a ceramic white floor with underfloor heating, 2 double glazed windows to the front, a wooden staircase to the first floor, built in storage space and doors leading to multiple rooms on this floor.
4.20m x 3.70m
To the left is a double bedroom, which is currently an office. It has a large double glazed window to the front, carpet throughout and underfloor heating.
3.00m x 2.70m
There is a downstairs shower room which offers a built in shower cubicle, his and hers washbasins and large vanity unit with storage, an electric heater, bidet, window to the front, storage and underfloor heating. There is also a separate WC next door.
4.70m x 3.80m
Next to this is another beautiful double bedroom. It has oak flooring, a large double glazed window with views of the garden and a walk in dressing room.
8.50m x 5.10m
The real wow factor of this property is as you enter the main reception area. It is all open plan. The living room has a white ceramic floor, an insert set into a lovely, modern fireplace, French doors leading out onto some of the terrace and it has underfloor heating.
The fully fitted kitchen also has a white ceramic floor with underfloor heating, dishwasher, cooker and storage space.
4.90m x 4.70m
The third part of this lovely open plan area is the dining room. It has some heavyweight curtains which can be pulled across to separate this room on its own. It has a white ceramic floor with underfloor heating, a window to the side, one large set of double glazed, glass doors leading out onto the main terrace and a second set of doors leading out to another part of the terrace. The views of the garden are magnificent.
4.00m x 2.90m
To the back of the kitchen is the utility room. It has a ceramic floor with underfloor heating, a sink, storage space, double glazed window to the rear and space for all white goods.
6.20m x 3.60m
The utility room leads into the main garage. It has a concrete floor, electrics, door to the garden and a door leading down to the cave. There is also storage space on the mezzanine floor.
6.50m x 4.50m
The door from the garage leads down to what is known in France as the sous-sol. It is a large space with the boiler, two oil tanks and plenty of storage.
Main House First Floor
7.30m x 3.10m
The handmade staircase leads unto the first floor landing. It is a lovely bright area with a ceramic floor, underfloor heating, built in storage, a large velux window and doors leading to all rooms on this floor.
4.40m x 2.90m
Starting from left to right, the first room is the bathroom. It has a corner bath with shower, ceramic floor with underfloor heating, an electric heater, a velux window, a double washbasin and vanity unit and next door is a separate WC.
4.50m x 3.20m
The first bedroom on this floor is a double. It has a vinyl floor with underfloor heating, a large velux window with views of the garden and it is bright and spacious.
5.00m x 3.50m
The second bedroom is another double. It has a vinyl floor with underfloor heating, a large double glazed window to the rear, a velux window and a built in wardrobe. This room benefits from great natural light.
4.10m x 3.90m
The third double bedroom is on the other side of the landing. It has a vinyl floor with underfloor heating, a large double glazed window with views of the garden and a built in wardrobe.
2.70m x 2.20m
There is a small box room, which has a ceramic floor with underfloor heating, a velux window and access to the loft space. This would be a nice office space or games room.
4.30m x 4.20m
Finally the last room on this floor is the fourth double bedroom. It has a vinyl floor with underfloor heating, a large velux window and built in wardrobe space.
5.60m x 3.90m
The second building is potentially already a gîte or granny annex with scope to create more living space. The current owner was running a beauty salon here but the rooms are such that it is already a separate living area. The first room is what would be a reception room. It has a dark coloured floor, electric radiator, windows to the front, TV points and a wooden staircase to the first floor. There are two doors also leading to other parts of this building.
2.90m x 2.20m
At the bottom of the stairs is a small room which has a wooden floor, sink, electric heater and window facing the second garage? This would potentially be a small kitchen space.
2.20m x 1.40m
Another door leads into a separate area. The first part of this is the shower room for the gîte. It has a vinyl floor, WC, shower and washbasin.
3.90m x 2.00m
Next to the shower room is the workshop area. It has a double glazed window to the front and electrics.
4.50m x 4.50m
Through from the workshop is another big room, generally used for storage. It has a concrete floor, double glazed window to the rear, a door to the double garage, a stone staircase leading to the first floor and it also houses the water tank.
7.90m x 4.30m
The double garage has an electric door, concrete floor, storage and a set of double doors leading out into the garden.
7.60m x 4.30m
The stone staircase leads to the first floor. There are three main rooms here. The first is a large area that could be converted easily into more living space. It has 2 velux windows, a concrete floor and a mezzanine area.
6.60m x 4.00m
To the back of this is the music room. It has a vinyl floor, electrics, a velux window and a double glazed window. This is soundproofed for making as much noise as possible.
3.90m x 3.80m
The wooden staircase leads up to the first floor. It has a wooden floor, a large velux window and it is bright and spacious. This is currently the treatment room but is really easy to turn into a double bedroom.
To be honest the grounds are beautiful. There is ample room for parking at the front or rear of the main house, as well as the two garages. The main feature to the garden is the wrap around terrace at the rear. It benefits from overlooking the whole garden which although 1.5 acres, is very private and easy to maintain with a ride on mower.
To be honest I have run out of superlatives for this property. It has been built with love and attention with some real lovely features. The local village is less than 10 minutes on foot and offers a pizzeria, pharmacy, post office and local bar. The large busy town of Rostrenen is about 6 minutes in the car and has multiple shops, banks and supermarkets. Please ask for more photos or come and see the house for yourself.
